What does it mean to be born again or born of God?
Do you believe a person must be obedient in order to be born again? Is it obedience that comes before being born again, or the other way around?

God "requires" that we believe the gospel, which is repentance from unbelief and faith toward God.
When I said "we" I am posting in the Exclusively Christian Theology Forum, so we are all Christians who are responding here... or at least claim to be Christians. We believe the Bible is the inspired word of God, etc....

The obedience by faith is to stand in God's grace, trusting in the finished work of the cross.

Jesus is the only begotten Son of God. Do you believe He was born of God?
